BUYING A HOUSE IN ITALY 
Unlike real estate agents, we are on the buyer’s side and above all, we have legal and administrative control over the entire purchase.
The difficulties encountered by foreign investors in Italy concern the language, the laws, and in particular, the Italian bureaucracy, as well as a certain Italian mentality.
Many hesitate, therefore, in investment decisions.
The non-Italian broker is, in fact, very different from the one in Italy and the Italian buying process is not easy.
For this reason, lawyers are often in charge of solving problems caused by someone’s negligence during the first phase of the purchase. Haste or the desire to save money often leads to problems, even big ones.
Often the real risks are those faced before the buyer signs a preliminary contract.
These are topics that are not easily understood by non-Italians. They may prejudice the future purchase (connections to services, building permits for renovations, etc., illegal building and building amnesties, bank loans and mortgages, foreclosure of real estate, inheritance, taxes, etc …).
On the other hand, taxation or the creation of Italian social security numbers, or the transfer of a bank account is not a problem.
This is why legal assistance is needed throughout the buying process.

2. COSTS AND DUTIES OF THE CONSULTANT
Our twenty-five years of experience allows us to offer an “all-inclusive” fee for support services at a fixed and very competitive price, especially for Swedish investors.
The all-inclusive fee is needed because, often, it is not known precisely how long it will take the purchase.
It may be necessary to go to several offices (municipal building counter, real estate register, bank, tax office,

 etc.), without considering delays or unforeseen events.

For this reason, a good option is to offer a flat rate that includes everything (on-site assistance, the stipulation of the contract, legal checks on coverage, creation of a bank account, etc.).
With a fixed fee, the customer first knows the total cost of the entire purchase.
For shorter consultations, the rate is calculated per hour.

3. AVAILABILITY ON-SITE AND ALWAYS ON THE INTERNET
To improve contact with our customers, we organize meetings both in Sweden and in Italy.
Furthermore, we can be with you in Italy during the meeting with the seller and the Notary, or when the situation requires it.
When it is not possible to meet in person, we keep in touch for updates (tel, skype, etc …).

PHASES OF THE CONSULTANCY
Or we organize the buying process so that it takes as little time as possible for the buyer. Together, we will plan a functional purchase plan divided into one or more phases.
The stages help the buyer to know first the procedure.

SEARCH
Legal assistance, in particular, could be useful in the phase of the research of the property to save time later and avoid problems.
In the meantime, it can be good to rent something to be on-site if something happens.
For each hypothesis, we will make together a checklist of opportunities and risks.

PRE-PURCHASE ASSISTANCE
In legal assistance in Italy, we will support contacts with owners and any brokers, if involved by the owners.
BrunoLex assists contacts with architects or other local technicians if called, also as regards the administrative and bureaucratic aspects of authorizations.
Finally, assistance will be provided in the negotiation of the sale price.
The money saved can be used to pay the notary or, in the renovation works, for taxes, intermediaries, etc. Once the price of the house has been determined, we will be of assistance in the purchasing process, for opening bank accounts, obtaining an Italian tax code, and above all writing the best purchase contract. Other assistance will be provided for the stipulation of the contract in front of the notary.
It should be noted that usually in Italy, first you pay a deposit for the house and sign a preliminary contract. A 

few weeks (or months) later, the remainder of the price is paid, and the final contract is signed with the Notary.

THE POST-PURCHASE PHASE
In the post-purchase phase, you would like to: –
register with the municipality for the payment of the annual waste tax.
– any home insurance;
– the recordings for the connection of gas, electricity, and water, as well as for the internet and the telephone;
– the determination of direct debits for the payment of gas, electricity, and water;
– domicile (residence) in Italy;
– assistance with renovation permits and contacts with architects and construction companies for any renovation works.
